What does referencing involve?

When applying to rent a property you will need to provide contact details of your employer as well as proof of income to ensure you can make the monthly payments.

Why do I have to pay a deposit?

A deposit is taken to ensure that any damages to the property can be corrected at the end of the tenancy. Should everything be in order at the end, you will receive your deposit back.

What is a Tenancy Deposit Scheme?

A Tenancy Deposit Scheme will protect your deposit and can offer assistance should there be a dispute about the deposit at the end of the tenancy.

What is the inventory?

You will need to complete an inventory at the beginning of your tenancy, often you will need to complete and return it within 10 days of moving in to the property. This document is where you record the existing condition of the property and will determine how much of your deposit you will receive back at the end of your tenancy.

Who is responsible for repairs?

The landlord is responsible for ensuring your property is maintained and that it meets the legal standards. The landlord will do this directly or via a lettings agent. You should ensure that you know who your point of contact is at the beginning of the tenancy.

What if I want to end the tenancy?

If you want to end your tenancy before the end of your fixed-term contract you will be liable for the rent for the remainder of the fixed-term contract. If you are in a rolling contract, you will need to provide 1- 2 months written notice stating your intention to vacate the property. Your tenancy agreement will state how much written notice you will need to give.

What do I need to do before I move out?

If you decide to move out, it is important that you leave the property in a similar state to when you moved in. You will need to give it a thorough clean - including ovens and carpets, before you vacate to maximize the chances of getting your full deposit back.
